The process
Eight phases. Zero surprises.
Here is exactly what happens between “I think I want to buy” and getting the keys — and what Autumn’s team is doing at each step so you don’t have to chase anyone.
- 01Day 0
The conversation
Text or call Autumn. She asks about your goals, timing and what you’re working with. You leave knowing whether now makes sense and what to gather next.
- 021–2 days
Pre-approval
You upload pay stubs, W-2s, bank statements and ID through Fairway’s secure portal. Credit is pulled once. Autumn reviews everything like an underwriter would, so the letter holds up.
- 03You set the pace
House hunting
Your agent finds the houses; Autumn runs payment numbers on any address you’re serious about. Pre-approval letters are tailored to each offer so you never show your full hand.
- 04Hours
The offer
Offer accepted means the clock starts. Autumn locks your rate when it makes sense, orders the appraisal, and gives you a written timeline of what happens when.
- 05Week 1–2
Processing & appraisal
The appraiser values the house; the processor assembles your file. Any updated documents are requested once, in a single list, not in a trickle.
- 06Week 2–3
Underwriting
An underwriter verifies everything. Conditions come back — usually small, sometimes annoying. Autumn translates each one and tells you exactly what to send.
- 07Week 3–4
Clear to close
Three favorite words. Underwriting is done. You get the Closing Disclosure at least three business days before signing so there are zero surprises at the table.
- 08Week 4
Closing day
Sign at the title company, funds go out, keys come in. Autumn stays in touch after — for your first payment, your escrow questions, and the next house.
Timelines are typical, not guaranteed; appraisal and title scheduling vary by county and season.
How you’ll hear from us
Every milestone, in writing, before you have to ask
The number-one complaint about lenders is silence. Autumn’s clients mention communication in review after review because her team texts or emails at every phase change — rate locked, appraisal in, conditions cleared, clear to close — and answers the “how’s it going?” text the same day.
- Written timeline the day you go under contract
- One consolidated document list, not a trickle
- Milestone updates at every phase change
- Closing Disclosure reviewed with you before you sign
